3(three) years duration general terminable monthly tenant agreement

---The 2nd Party/Tenant.

Beginning the name of the great merciful Allah and beginning the name of the general terminable tenant deed of its legal version. As I am the 1st party of the 187 No. North South Road one shutter based shop house for 3(three) years general terminable tenant and as per monthly fixed rent 5,500/- (five thousand five hundred) taka and in each month deduction and for it 2,500/- (two thousand five hundred) taka advance about 4,00,000/- (four lac) taka and from it there will be made deduction. Of which is fixed for the period of 1st September 2005 AD to 30th August 2008 AD for about 3(three) years for which is fixed. Other terms and conditions on behalf of me which has been accepted are submitted in the following:

TERMS AND CONDITIONS


1.     For the shop house the 2nd party will be paid to the 1st party for about 4,00,000/- (Four Lac) taka as advance fee and monthly rent which is fixed 5,500/- (Five thousand five hundred) taka in each month 2,500/- (Two thousand five hundred) taka after deduction rest 3,000/- (three thousand) taka in each month from the dated 05 to 10 dated the 2nd party will be paid to the favor of the 1st party.

2.     The said shop house is given for rent for about 3(three) years by the 1st party to the 2nd party. 

3.     The Electric Bill of each month of the shop house shall be bound to pay by the 2nd party and will be paid of the original paper of bill payment to the first party.

4.     The 2nd party will be used about the name of the name of the shop house as his wish and after collection of the Trade License and could be run of any existing legal business. There could not be made any kind of demand and objection of it.

5.     It is specially mentioned that the first party/owner, the second party/tenant at any stage before duration could not be made termination. At the end of the duration the first party/owner if be wanted to take rent of the shop house, then there will be discussion by both of the party, there could be taken of the shop house on rent. If at the end of duration the first party (owner) is not willing to give rent of the shop house to the 2nd party (tenant) for again , in this case there would be known to the 2nd party for three months before. to the 2nd party.

6.     After end of the duration, the first party/owner, from the advance money 4,00,000/- of the 2nd party, in each month (2,500x36) = 90,000/- (Ninety thousand) taka after made deduction and after made understand, the 2nd party will be made understand of the shop house to the first party/owner. Upto the dated, the 1st party could not be made understand about the advance money by the 1st party, till to be dated, the 2nd party shall be bound to run of the shop house, there would not be any kind of demand objection of the first party. If the made any kind of demand objection that will be legally invalid.

Therefore, in self-willing, in full of sense, in good physic, without influence of others, after read out of this agreement and after correctly informed about the ground of it, on today in presence of the witnesses and after read out of this agreement deed, we are the parties were signed of our own name of which dated:
