LEASE AGREEMENT FOR A MONTHLY TENANCY FOR A PERIOD
OF THREE YEARS
THIS DEED AGREEMENT IS MADE ON THE FIRST
DAY OF JULY 2015 (TWO THOUSAND FIFTEEN) FOR THE PERIOD OF THREE YEARS STARTS
FROM 1ST JULY 2015 TO 30TH JUNE 2018.

HEREINAFTER CALLED THE LESSOR, I. E. LANDLORD WHICH EXPRESSION SHALL INCLUDE
THEIR HEIRS EXECUTORS AND ADMINIST1ATORS OF THE FIRST PART.

HEREINAFTER CALLED THE LESSEE I.E. TENET
WHICH EXPRESSION SHALL INCLUDE 1-11S EXECUTORS, ADMINISTRATORS OF THE SECOND
PART
WHEREAS IT IS AGREED AS FOLLOWS:
THE LESSOR SHALL GRANT AND THE LESSEE
SHALL ACCEPT A LEASE FOR A PRESS AT EDEN ANNEX BUILDING, 167 MOTIJHEEL CIRCULAR
ROAD 2/1/A FOR THE PERIOD OF THREE YEARS, STARTS FROM 1ST JULY 2015 JUNE 2018.
MONTHLY AT THE RATE OF TAKA 35,000 (THIRTY
FIVE THOUSAND ONLY) OF WHICH TAKA 5,000 (FIVE THOUSAND) WILL BE ADJUSTED WITH
THE ADVANCE DEPOSIT 30,000/- (THIRTY THOUSAND ONLY) AS RENT PAYABLE IN THE
FIRST WEEK OF EACH CALENDAR MONTH.

THAT THE LESSEE SHALL NOT BE PERMITTED
TO SUBLET THE SAID OFFICE ROOM OR ANY PORTION OF THAT ROOM TO ANY PERSON OR
ORGANIZATION.

2. THAT THE LESSER SHALL PAY THE ELECTRIC WASHA
AND CONSUMED BY THE LESSEE EVERY MONTH. WHICH IS UNDER CONTROL OF THE LESSORS.
3. THAT THE LESSEE SHALL NOT PERMITTED
TO MAKE ANY CHANGE OR RENOVATION WITHOUT LESSOR'S PRIOR CONSENT. MOREOVER THE
LESSEE SHALL BE RESPONSIBLE FOR ANY NON-WILLFUL NEGLIGI4CE.
4.
THAT THE LESSEE SHALL USE THE ROOM FOR
THE PURPOSE OF PRINTING MACHINERY PRESS UNDER THE PRINTING PRESS FOR ONLY. 5.
THAT THE LESSEE SHALL RECEIVE TK. 300,000/- (THREE LAC) ONLY AS ADVANCE
DEPOSIT, WHICH WILL BE ADJUSTED WITH THE RENT AT THE RATE OF 5,000/- (FIVE
THOUSAND) PER MONTH.
6.
THAT IN CASE OF ANY BONAFID NECESSITY OR TO REBUILD THE SAID PREMISES AND IT NEEDS TO BE DEMOLISHED THE
SAID PREMISES AND THE LESSEE SHALL-VACATE THE OFFICE ROOM EVEN BEFORE THE
EXPIRY OF THE LEASE PERIOD AND THE LESSEE SHALL HAVE THE PREFERENCE TO GET RENT
OF AN OFFICE ROOM SUBJECT TO THE TERMS AND CONDITIONS.
7.
THAT IF THE LESSORS AND LESSEES SHALL
MUTUALLY AGREED TO GRANT AND ACCEPT A FRESH LEASE AGREEMENT, IN THAT CASE
LESSEE SHALL APPROACH TO THE LESSOR THREE MONTHS BEFORE THE EXPIRE OF EXISTING
LEASE AGREEMENT.
8.
THAT IN CASE OF BREACH OF ANY TERMS AND
CONDITIONS OR DEFAULT OF MONTHLY RENT FOR THREE MONTH, THE TENANT SHALL VACATE
THE SAID PREMISES MONTH NOTICE FROM THE /LESSORS, EVEN BEFORE THE EXPIRY OF THE
LEASE PERIOD.
9.
THAT IN CASE OF DEFAULT OF ANY MONTHLY
RENT, THE TENANT SHALL BE DEEMED TO BE
DEFAULTER EVEN BEFORE THE EXPIRY OF THE LEASE PERIOD.
10.
THAT OTHER TERMS AND CONDITION WILL BE GUIDE BY THE LAW OF THE RENT CONTROL OF
THE STATE.
