Subject: Sanction letter of semi-pacca
‘Tin Shade House.’
1.
You have been
sanctioned the Semi-Pacca Tin Share House No.: 9-10, Road/Lane No.: 01, Avenue
No.: 5, Block-Ka, Section : 11 which is under the Ministry of Public Works of
the Govt. of People’s Republic of Bangladesh as per under mentioned terms &
conditions in consideration of lease for 99 years. The measuring of the
semi-pacca Tin Shade House is 194.00 Sq. Yrds.
2.
The due rent of
the sanctioned house is TK. 1,10,992/- for valuation of the sanctioned house
TK. 1,70,832/-, for valuation of the land TK. 51,505/-, Total TK. 4,75,82/- (At
a time) TK. 5,15,044/-through 10 (Ten) Nos. yearly installment the amount of 1st
installment is TK. 51,505/-, the 2nd installment is TK. 51,505/-,
the 3rd installment is TK. 51,505/-, the 4th installment
is TK. 51,505, the 5th installment is TK. 51,505/-, the 6th
installment is TK. 51,505/-, the 7th installment is TK. 51,505/-,
the 8th installment is TK. 51,505/-, the 9th installment
is TK. 51,505/-, the 10th installment is TK. 51,505/- are payable.

The money of the
full honorarium or installment should be deposited within 30 (Thirty) days of
issuing the sanction letter to code No.: 1-3233-000-2681 Endeavor of the
Administrative Officer, Mirpur Housing Estate, Dhaka of the Govt. of the
People’s Republic of Bangladesh vide treasury challan in the Bangladesh Bank
and the original copy of challan should be submitted to the office of the
Administrative Officer, Mirpur Housing Estate and the attested copy should be
submitted to this office. Before depositing the money to the Bank the challan
should be passed from this office.
4.
Within 30
(Thirty) days of issuing the sanction letter the money of full
honorarium/installment should be submitted. The subsequent installments should
be deposited in every year.
5.
The tax of the
yearly tax is TK. 84/- only shall have to be submitted to the office of the
Administrative Officer from the year of execution of the lease deed.
6.
After completion
the entire valuation of the said house the lease deed will be executed to the
receiver of sanction through all kinds of formalities. If he fails to abide by
the 04 No. condition of the sanction letter this sanction letter will be
considered as forfeited.
7.
The tax of the
said house should be paid to the prevailing law of the government and the
required service charge as such- water tax, sewerage tax, gas bill, electricity
tax and municipality tax shall have to be paid to the receiver as per
prevailing rule.
8.
The lease deed
shall have to be executed through a standard form bearing the conditions &
rules prescribed by the government. Depositing the specified fees the specified
copy of lease deed and site plan (Local map) should be purchased and the entire
costs of registration should be born by the receiver of sanction.
9.
(a) In favor of
the receiver of sanction the sanctioned land with Tin Shade House after
completion the registration of land if the receiver of sanction desires to
construct a building on the sanctioned land replacing the former Tin Shade
House in this case by the approval of the concerned ministry having approval
the plan from RAJUK within the specified rule can construct the construction
activities on the sanctioned land.
(b)
The receiver of sanction cannot do the construction activities by doing any
change of the approved design without having approval from the concerned
authority and cannot use it any other view except the residential purpose. n
(c)
Paying the entire money of installment at a time or by installment after
getting registered the lease agreement if he desired to sell the said land
& Tin Shade house, in this case having approval from the ministry by paying
the transferring fee as per prevailing rule he can sell the sanctioned land and
Tin Shade House.
10.
In handing over the possession of the
sanctioned house/execution of lease deed or after completion of the
construction activities if in the affidavit submitted by the receiver of
sanction any lie is observed/proved in this case the govt. will forfeit the
sanction of house of lease deed and forfeiting the entire deposited money can
consider the sanctioned property as entire govt. property without any prejudice
and in this respect the receiver of sanction cannot arise any ‘plea of alibi’.
11.
By this sanction
letter any title will not be imposed upon the receiver of sanction.
12.
The receiver of
sanction cannot transfer this sanction letter to any other person. If it is
done by him it will be disallowed in every court.
13.
If the receiver
of sanction is a govt. officer he shall have to submit approval letter
regarding ‘No objection’ of purchasing land collecting from the office of the
administration.
14.
If the govt.
requires to be needed by reducing the above-mentioned terms & conditions or
it preserves the right of adding new condition, preserving, amending, changing
and forfeiting for interest of the govt.
15.
The receiver of
sanction will not possess any govt. land adhering of the sanctioned house. If
he would possess any property by applying force, his sanction letter will be
forfeited.
16.
