DEED OF SHOP RENT AGREEMENT
This mutual agreement
is signed between the parties on this 8th day of June 2015 A.D.
BETWEEN
Mst Arafa Begum, Husband:
Md. Nurol Hakim, Permanent Address: Village- Panbari, Post Office-
Lolitarhat- 5540, Police Station- Patgram, District- Lalmonirhat, Profession:
House Wife, Religion: Islam, Nationality: Bangladeshi, hereinafter referred to as the shop owner (ON THE
FIRST PARTY)
AND
Ujjol Hossain, Father: Late
Abdul Jabbar, Permanent Address: Village- Dhobolsuti, Police Station-
Patgram, District: Lalmonirhat, Profession: Businessman, Religion: Islam, Nationality:
Bangladeshi, hereinafter referred to as the shop tenant (ON THE
SECOND PARTY)
WHERE AS:
The shop tenant has
proposed to take the shop as rental basis and shop Owner has accepted the
proposal and has been agreed under the following terms & conditions.
TERMS AND
CONDITIONS ARE AS FOLLOWS:
01. The shop tenant will pay Tk. 50,000.00 (Fifty Thousand only) as
advance to the shop owner and the same will be refunded to shop tenant at the
time of vacating the shop after including the cost of damages (if any).
02. The
initial term of this Agreement shall be for a period of 3 (Three) years
affecting 8th June 2015 to 30th June 2018.
03. Unless
terminated as provided herein, Upon expiration of the “Initial term”, this
agreement shall be renewed automatically for successive 1 (One) year terms.
04. That
monthly rent of the shop has been fixed tk. 8,000.00 (Eight Thousand only).
05. That
the shop tenant will pay the monthly rent to the shop owner within the first
week of every month.

06. That the shop tenant shall not do
anything which may cause any harm of damage to the building or the neighboring
premises which may harm the atmosphere of the surrounding area.
07. That the shop tenant shall the
Electricity bill, Water Bill and expenditure in connection with run the shop.
08. That the shop tenant has no right to
change, alter, extent any part of the shop without prior permission of the shop
owner.
09. That the major repair/maintenance will be
carried out by the shop owner but minor repair/maintenance will be carried out
by the shop tenant.
10. That after fifth years rent will be
re-fixed by the consent of both parties on the basis of that time market
standard rent.
11. That to break the contract, 6 (six)
monthly notice must be issued by either of partied.
