DEED
OF LEASE AGREEMENT
This
mutual agreement is signed between the parties on this 1st day of
June 2013 A.D.
BETWEEN
Mrs.
Amena Begum, D/O Late shohor Ali, 196 Fakirerpool (2nd floor),
Dhaka- 1000, hereinafter referred to as the house owner (ON THE FIRST PARTY)
AND
Hazi
Md. Kamal Hossain, S/O Late Alhajj Abdul Gofur, am the proprietor of Rupshi
Net, 196 Fakirerpool (4th floor), Dhaka- 1000, hereinafster referred
to as the house tenant (ON THE SECOND PARTY)
WHERE
AS:
The
house tenant has proposed to take the house for Rupshi Net as rental basis and
house. Owner has accepted the proposal and has. Been agreed under the following
terms & conditions.
TERMS AND CONDITIONS ARE AS FOLLOWS:
01. The
house tenant will pay Tk. 2,00,000.00 (Two lac only) as advance to the house
owner and the same will be refunded to house tenant at the time of vacating the
house after including the cost of damages (if any).
02. The
initial term of this Agreement shall be for a period of 5 (five) years
affecting 1st june 2013 to 31 st May 2018.
03. Unless
terminated as provided herein, Upon expiration of the “Initial term”, this
agreement shall be renewed automatically for successive 1 (One) year terms.
04. That
monthly rent of the house has been fixed tk. 10,000.00 (ten Thousand only).
05. that
the house tenant will pay the monthly rent to the house owner within the first
week of every month.

06. That
the house tenant shall not do anything which may cause any harm of damage to
the building or the neighboring premises which may harm the atmosphere of the
surrounding area.
07. That
the house tenant shall the Electricity bill, Water Bill and expenditure in
connection with run the house.
08. That
the house tenant has no right to change, alter, extent any part of the house
without prior permission of the house owner.
09. That
the major repair/maintenance will be carried out by the house owner but minor
repair/maintenance will be carried out by the house tenant.
10. That
after three years rent will be re-fixed by the consent of both parties on the
basis of that time market standard rent.
11. That
to break the contract, 3 (three) monthly notice must be issued by either of
partied.
SCHEDULE OF THE SPACE
House space 760 Saft. 196 Fakirerpool (Ground
floor), Dhaka- 1000, Bangladesh.
Therefore
in the presence of the under-mentioned witness this lease agreement has been
executed and signed with full consent satisfaction by the both parties.
